Possible to adjoining duplexes and refinancing as commercial?

The subject line was supposed to be:

Possible to combine adjoining duplexes and refinance as commercial?

I own 6 duplexes, that are all on individual adjoining lots. At this time any refinancing would be per duplex and seen as residential and the value would be based on comps and not income. 

Could I combine those duplexes as one property and then get refinanced as commercial property with 12 rental units and would an appraiser then use the income approach for valuation?
