A couple big-time development projects has recently gone underway (expansions of  hyper-wealthy member clubs)we're looking to expand into a couple new markets, but we are entirely open to other locations.So I guess my questions are...1-is there a hands-down, by-the-numbers, best location in the US to invest in 2025?

I got an offer of $600k (2024), but not looking to sell it at this point Lessons learned?

I am looking to get started with a mix of fix/flips and rentals.

I do remember seeing that a long while back when I looked at them in the past. 

We are looking to expand in to the Atlanta and surrounding area market.

Wanted input on how much might be involved here to remediate, and what range of costs I am looking at, I fully understand that once the drywall is cut open there might be who knows how much damage to the framing, insulation, and whether it is worth it to even get involved with this property.

The seller is looking to sell a house he bought and renovated.
