I have responded for drunken/passed out/unresponsive/naked persons in locked homes/buildings/apartments many times.To me, this is pretty straightforward.  

With that said, I think the main reason is the fire damage.Since this would be my first flip, I am not sure if undertaking such a complex project if the right path for me.

I read the excellent Ultimate Beginners Guide and becoming a private lender and note investments sound like a path I would like to follow so I've been reading those threads and recommended books on the subject.

HI Michael,You also have one of the best programs available to you, VA financing eligibility.VA does require you live there as a primary residence so duplexes, triplexes, and fourplexes are suitable for this.There's a bit of a stumbling block to apply and document occupancy when you're active duty in distance away from your property (50+ miles) when you're looking to buy and rent out but if your file is structured correctly its doable.This is a great option to purchase property on your path to buying and renting out especially with multi units like 4 plexes.
