Without knowing the specifics of the property, it is impossible to know if those estimates you pulled are anywhere close to accurate. 

I will be focusing on specifically Philadelphia, since i currently work/live in Manhattan, Philadelphia has favorable prices and it's relatively close to New York.

Can someone help with the specifics of Real Estate Investing for a Licensed Real Estate Broker?

I have worked on a lot of projects in my time but never one specifically like this so I am thankful for any advice.  

I read Poor Dad Rich Dad, and of course like many others I felt that Robert was talking about my specific situation.

In particular, I'm curious about what to look for as a first-time home buyer with an eye on investing (specifically if you live in California) and out-of-state investing advice including how to research and what to look for when prospecting a state/county/neighborhood you know nothing about?

It's a company overlay, meaning it's a specific lending requirement to that mortgage company. 

(I'm not familiar with the US sites on closed sales in a specific area and stuff....)What about negotiation with the banks about fees that can be waived - Do they do their best to decrease my investment?

I think I have to make it look designer like for executive type (higher end) renters.I'm specifically looking for paint color schemes and flooring/carpet advice.
