All,I am going to try the Minut noise detection system in one of my properties for indoor & outdoor monitoring.  

With a purchase price so large you need to know the major metrics before entertaining the offer.

I would also add clauses in your lease terms that the outdoor areas of the property are to be maintained by the tenants.

It’s a 20,000 sq ft building with 3 ballrooms, commercial kitchen, laundry area, huge outdoor pavilion, 300 car parking lot on 8 acres.

I am entertaining doing a solar farm.

Thought's on the best  towns/cities/suburbs/neighborhoods around Miami FL (can be within 30 - 45 minute drive) that:- Is Not in flood zone- Can be on its way to gentrification (1-7 years in future)- Has diversity (I grew up in urban/suburban areas of NJ/NYC so like to be around folks from all walks of life)- Near entertainment / night life

This is a 53 unit outdoor drive up self storage facility.

You may also want to understand any outstanding maintenance items (mechanical systems, roofs, larger outdoor structures maintenance, etc).

Most of our client's are entertainment folks so I understand the various payment methods (W2,1099) + your multiple payroll companies and unemployment. 

Very very few places offer the lifestyle and outdoor amenities of the Coast.
