My plan was to talk to a realtor to get a realistic idea of the potential value of the property; bring in my contractor to get a realistic price on the rehab to make it a better rental and to try to find rental comps online. 

Hey Matthew,I am a member of an online mastermind that may be a good fit for you. 

In particular, there is a large garage with a second story that I could use to create another unit, which I'm sure has not been figured into the ARV I've seen online. 

They will most likely try and recruit you to come to them...so, that's why I would stay away from the big places, someone will let you do it...you just have to be careful not to waste your time on old or stagnant listings. 

I signed up with a commission-only online brokerage in order to keep fees low.

The online sale is about to end and the current bid is still less than 70K.

Recently my wife and I were looking at listings online and saw a mobile home for sale.

Aside from a few very small flip projects I’ve done, these past 7 years I’ve worked as a healthcare recruiter, and the last 3 in timeshare.

Zillow and other online sites are not the place to find deals.
