Question regarding returns/scaling - What kind of return variability are you seeing with scale in the current environment? 

I have seen these deals go so far south its incredible.. blind leading the blind not following the rules etc etc.. 

Especially in our current environment with raising interest rates.

If a lender won't disclose their fees early, I assume they're just trying to string me along and then drop a big fee (and then try to scare me that I can't close on time without them).We're definitely moving away from an environment where consumers are ok with lenders hiding fees and limiting folks ability to shop around.

I got out about 6 months ago and it’s an incredible feeling!

That market is so incredibly saturated I would suspect that every single household in King County has received at least one yellow letter in the past 3 years. 

Plus in this environment with the right lender, a dscr loan is going to be easier than a fannie loan all day long. 

Don’t lie to yourself a HELOC in this environment is not ideal to have open without an immediate exit strategy.

So many of these folks have already made a great move by getting out of a poverty situation into a stable environment.
