Not knowing the exact age of the trailer there is secondary financing out there for buyers of land and older mobiles that have been moved previously- but it is usually more expensive. 

A flipper I know didn't follow his recommendation and applied Killz (water based in CA) and during Realtor walk through, prospective buyers complained of cig smell.

I know that LTV's are significantly lower for these types of properties than for 1-4 units, but if anyone has any recommendations for direct lenders it would be much appreciated.
