Great topic and responses.Sharad & David, do you guys buy MLS or other sources like court house steps, tired landlords or directly from banks.How many of you guys are able to get a loan on an appraised value of an investment property, couple of banks I deal here in georgia they provide me loans 65% of purchase + rehab cost tried to get on the appraised value but flat out refused by the banks.Some of you guys look like you are getting on appraised value would like to know how do you approach banks to get that?

The City I deal with also insists on having the landlord contact information on file but after several years they still screw it up.I hold the mortgage for one of the Building Inspectors (in place b4 he got the job) so he is a wealth of knowledge.
