If she can use an ATM card some banks have deposit only ATM cards and you can get one for your bank so she can deposit twice a month (this is my least favorite because it shows up a general deposit  not the tenants name.

The storage unit next to the garage will also get a face lift and be turned into a workshop/studio to provide a third source of income from the property.

I have scouted several possibilities but wanted some advice on how to source a duplex in this area. 

It can be exhausting trying to get this information yourself via the internet when so many "sources of information" offer conflicting reports or just blatantly try to push you through some sales funnel without bothering (or caring) to address your actual concerns. 

@Aaron Law one of my favorite lenders that work really well with investors is Certain Lending.  

That is my main source of marketing and it works well for me.

Then you will have an the square footage you need, and a floor plan to use as disclosure of source. 

These groups have been a good source of information for me and are more active then the BP forums for the Omaha area.Omaha REIA, Omaha Real Estate Meetup, and Rookie REIA Facebook group

From there find 2-4 lead sources and dial in on them.
