The focus points for me right now are deciding what to include in my tech stack that's not going to break the bank in the future as well as includes professional features not just a user friendly interface like some other PMS.I'm between these 3 currently. - Hostfully(seems to be most cheap)- Uplisting(seems to be the most professional)- Hospitable(most friendly UI & the only one I currently have experience with) Biggest con for me is lacking in ai for messaging which they've denied integrations with developers.

You need representation that has a lot of experience to avoid common issues like early terminations, performance of that location for tenant, etc..Rule #1 is make sure you are happy with market rents for the building (not what current tenant is paying).

These properties are currently being rented for a great amount with great cash flow. Most of the time, these properties are not in the worst condition, but they are not new either (I think about $10-20K in repairs needed) or even properties that have great tenants paying great rent in them. Now, if I analyze the MAO with the standard calculation (ARV * 0.7 - repairs - fee), it won't make sense for the seller, and he won't sell it (found out the hard way haha). What do you guys do in that situation?
