I need to find a better way, as do my fellow brothers and sisters. Here’s the deal I’m currently looking at, as provided by the listing agent and new property manager:5 Duplexes sitting on 2.57 acres, corner lot, city sewer and water, in a tertiary market (3,500 population, strong local history of agriculture and phosphate mining), about an hour south of Disney (Orlando), built in 2019, block construction with metal roofs, 825 sq ft each unit, 2 bed/1 bath, currently 100% occupied.

It took me too long to realize the opportunity there.Chattanooga is a fabulous market for long distance investors: great market fundamentals, growing population, lot of service providers for your team, and if you ever get in to buy and hold, it's landlord friendly with good rent to purchase price ratios!

If you want to buy single family homes, and actively manage them then start looking into different regions with fundamentals that point to future growth (income growth, job growth, population growth etc).If you want to passively own them, then you should look into syndicators in regions and asset class that you think will perform well (southwest, southeast, midwest etc, and you can target multifamily, retail space, single family etc) and start finding operators that align.
