I've noticed AirBNB and VRBO are completely opposite when recommending nightly rates (AirBNB is 50% market rate, whereas VRBO is closer to what competitors are charging).Curious because I self-manage, but have entertained the idea of a low-cost manager in case life gets more complicated.

The cost of repairs/improvements can be all over the board; guessing at an arbitrary number is not a recipe for success.Further, if the house is truely worth say $100K, why would the seller entertain an offer that far below value?
