are coaching programs even worth it?
Good day to all,
i see many coaching programs in my area and wanted some professional feedback on whether or not this type of program is worth it or just a waste of money. isn't it true that if you do your homework, have your team in place and triple check everything....you could do it on your own? thanks always in advance.

The primary issue with coaching is that very, very few are ready for it when offered, irrespective of the cost or their ability to pay for it.
When you're new to real estate, you have several challenges:
1) Inability to know which aspects to focus on
2) Lack of Dealflow or opportunities to learn from.
I know people who have tackled #1 by taking real estate training and passing their license exam but are clueless about the business or what makes a deal or even how to talk to prospects.
I say you focus on the basics first: real estate fundamentals, theory, title, documents, escrow, valuation and financing. Next comes sales.
Then marketing and lead generation.
Truth be told, most will burn out (or wash out like they say in pilot flight training).
After you have walked through a few deals or hopefully more, that's the time to consider coaching or niche specific training.
It won't mean a thing until you've taken a few swings.
