Good evening BPr's I'm Harry I have been flipping homes for five years in the adult communities at the Jersey shore (that's in NJ) and it's been going well since I started although inventory is a little low rite now which brings me to my question. 

So I have flipped 20+ homes in adult communities in NJ over past five years and pretty well.

I would never be able to afford the American Dream if I sold and rented.  

And that's all after watching way too many episodes of American Greed.

They are adults, let them figure it out.

Some piece of information which would be key to them moving forward either wasn't presented, wasn't presented effectively or escaped them as they "drank from the fire hose".As adults, we only retain about 7% of what we hear or see only once.

I wanted to get some feedback and see if anyone has used Colony Finance America and what their experience was with them.

Almost anyone can afford a SFH.I also have another business (8 restaurants) and don't need additional hassles in my life. 80 employees provide enough problems - I tell people I run an adult daycare business!

Looking back and telling the story now, it sounds like an episode of "American Greed." 

The elderly lady that owned the house wasn't in great health, and her adult aged grandsons who had been living with her had nearly killed her.
