It may be a great opportunity to get your feet wet/get into a partnership with a good group and when the next deal comes along you can renegotiate to have it spread out more evenly.    

That’s community and the lake area dry up during the winter. other parts of the state that are wet county’s, are flourishing,  just depends on the area of the state.

We’ve gotten our feet wet and each own homes in the Bay Area that we’ve fixed up, and now want to continue expanding with buy and hold rental properties.

- Dimensions of the crawl space (l/w/h)- Floor and wall material (dirt, concrete, block, etc)- source of water- how long has it been wet (if you know)- whether wood joists, insulation, other materials got wet- presence of contents- means of ingress: location, size, indoor/outdoor- presence of mechanicals (furnace, water heater, etc)
