If the walls aren't clean, painting is a waste of time. 

Luckily we have loads of tools to allow us to self manage and not give up a large percentage of out revenue to others. :)

Do that with all the utilities.As a technique, any utility that can be wasted probably will be.

If this happens often to people then that's a huge waste of time, money and also insane.

Is there a city waste company involved?  

This is my first post so in case bartering is not kosher, I'll be sure to adjust :)  I'm having a harder time estimating labor rates than material costs, which you can look up one at a time on lowes or home depot websites.Any advice for a first timer trying to build good estimates to check against contractor bids and also know if a property is worth bidding on before hauling a bunch of people through wasting all of our time.Any help is greatly appreciated and Happy New Year to you all.

I do not waste time looking at a property if I can’t get it at the right price.

If I don’t hear from you in the next 10 minutes, I will assume you aren’t attending and I will move on to my next appointment.Using this system as dramatically reduced any wasted time I used to endure as part of the showing process as well as giving me data about their timeliness/responsiveness/respect for others' time.I'm  of the philosophy that showings are where you see your tenant on their best behavior. 

Interest rates in the US have been a one-way trip down since the 1980s which helps keep property values elevated because as rates go down, more people can afford to take on the high debt load needed to purchase expensive properties in high-value markets or afford the debt on a large development or redevelopment project.
