I call this strategy "buy the block".

You won’t be buying in all cash so the loan that you pick will be very important in this process.  

G'Day Hughston,The best advice I could give would be to not invest out of state unless you buy turnkey.But that's just me being biased.The second best advice I can give is to focus more on the people that you will be working with over the stats/demographics of a specific area.I'm sure that this has been covered many times in the various BP books but to this day it rings true.You will heavily have to rely on the folks on the ground.They will either make or brake your investment so choose them wisely.If you buy the best house, on the best street, in the best area with the best capital growth projections.But your property manager is incompetent or a cheat.You will loose money.So, team first, area second.Much success

Hi, im thinking of buying a STR in PA(pocono lake, East Stroudsburg, etc) or Upstate NY.

I would also like to know more about the address to see if you are buying something that is overpriced in a low rent area

The condo I am looking at is close to the new Aquarium that is going up, the new Grand Village, etc..I feel like as a buy and hold it is fantastic since it is guaranteed to appreciate but also as a completely remodeled 3/3 so close to the strip, I could do well with STR and at a longer renting period as opposed to golf/lake rentals.

Investment Info:Small multi-family (2-4 units) buy & hold investment.

I wouldn't expect a realtor (or lawyer) handling the purchase or sale of a home to remember if they also handled the buying for it a few years ago. 

I highly suggest working with an investor friendly agent so you don't buy in the wrong location.
