Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $176,000
Cash invested: $80,000

Off-Market Deal in Southern Orchards that was found through cold-calling. Rehab process was kind of messy but we got it done. Learned a lot from this first rehab project.

Great long-term BRRRR deal.

Found it through cold calling

Hard money

How did you add value to the deal?

Full rehab-paint, flooring, granite countertops, added bathrooms

What was the outcome?

Renting each side for about $1350-1399
