I have frriends who have done this and they treated it as a rental to all the tenants uncluding thier sons.

She has been the moneymaker for our family, but when our son was born last year, she couldn't go back full time, and part time work just doesn't pay the bills.  

Call his dad tell him his son doesn't need a eviction on his record besides what he already has on his plate, and that you plan on meeting his son to have him sign to vacate and want to know how quickly he can get his kid moved out.. offer to help just tell him you want it broom clean no personal property left. 

His partner died and his son inherited his half and has been a challenge to work with so they are looking to liquidate.Thanks in advance!

I talked with the owner of the home yesterday who owns it with his son who apparently is the one who has been living in the house.

I briefly spoke with a builder who said his son was a licensed realtor who could help me find the land. 

Here are some #s on the deal: 125k purchase price, 60k rehabs, comps are 250-270k, 4% commission when sold, $4,600/annual taxes, don't expect it to be more than 60 days on market, as the city (Englewood, NJ) is in demand.

The son is working on that now using regular 500 gallon containers.
