Child moving to College

First time total newbie at this. First Post

Have many close friends that are contractors and can give very fair pricing on repairs and maintenance.

My child is moving 1 1/2 hours away for college.  I am thinking of purchasing a property that he can live in and rent out extra bedroom(s) to roommate(s) or find a duplex where he can do the same and have a separate unit as well.

I have a real estate agent in the area that is helping me look for properties.

I can pay cash for the property but I am not sure if that is the smart thing to do. I could finance as well. Looking at BRRRR and rental tool

Any help suggestions recommendations are greatly appreciated.
