New investors in Colorado Springs

hello everyone!  My wife, Kristin, and I are eager to get going in this business.  We have been "lurking" in the forums, listening to podcasts, watching webinars, searching for and analyzing properties using the BP calculators, and have even attended a couple local meetings!  I work full time as a car salesman (not the most rewarding job) and Kristin is a pediatric physical therapist.  She has been the moneymaker for our family, but when our son was born last year, she couldn't go back full time, and part time work just doesn't pay the bills.  

Our biggest "why" is our son, and spending more time with our out-of-state aging parents.  I also have 2 older kids and 3 grandkids that live halfway across the country.  

I just bought my first home in October of 2015 and we have quickly outgrown our 992 square feet.  We are debating whether we should sell in such a hot market or do some small renovations to update and rent out.  

Short term, we need to wholesale a deal by the end of the month (personal goal) and 2 per month after that.  Long term, we are looking to build a portfolio of various buy-and-hold properties, both residential and commercial.

We have been doing a ton of research, but cannot seem to stay focused on one path.  We are open to all suggestions and advice, or even just a kick in the butt to get going already.  We look forward to interacting more on here, not just reading.
