B) no template contract anywhere will achieve everything, so using the free versions from YouTubers or legalzoom or any other website, should still be reviewed by an attorney to make sure you are protected and there is no language that is outdated or not applicable to you.People in general are scared of contracts, so trying to create something that is short and simple, yet protects all parties is the ideal situation.

Lastly as far as the contract is concerned you may be better served having an RE attorney draw up the docs, especially for the first one to ensure you have covered all your bases and the seller and more importantly you are legally protected.
