In need of a P&S contract.

I’m new to wholesaling, and I have been doing my research for a couple of months now. I have seen YouTubers give a free copy of the contracts they use on their page, but I’m not sure if I can use them in the state where I live in Tulsa, Ok. Can anyone please give me any advice on where I can get a legal, and binding contract, so I will not end up running into any issues down the line. Also what kind of contract will I need once I meet with a buyer? Any advice is greatly appreciated.

@David Davis, I second @Martin Vehlow, talk to an attorney.  A) what you are looking for is nothing terribly unique, so a real estate attorney will likely be able to customize something with very little time, and therefore cost to you.  

B) no template contract anywhere will achieve everything, so using the free versions from YouTubers or legalzoom or any other website, should still be reviewed by an attorney to make sure you are protected and there is no language that is outdated or not applicable to you.

People in general are scared of contracts, so trying to create something that is short and simple, yet protects all parties is the ideal situation.  If someone is potentially hesitant to sell their house in the first place, and you present a 30 page contract, you could kill a deal.
