If your state has tricky tenant laws then hire a lawyer to do it but DO NOT EVER take a tenant's word that they're going to leave, they're going to catch up on what they owe you or anything else they say.

The catch is you can’t advertise these so you have to get out to network with folks.

Let’s give her the benefit of the doubt and say she had temporary money problems and couldn’t pay the HOA dues and then got too far behind to catch up.

I will probably execute a Trailing Stop Loss at 3% to hopefully catch the upside of the day but limit the down.   

The real estate agent, both sides of the transaction, title company, and attorney did not catch it.

I too have been saving but the only properties that even come into my range are already off market once I catch wind of them.
