@Angela Yan We were planning on converting one of our rentals in the city into an Airbnb before the rules went into effect last year, as a long-term tenant gave us notice.

Many new builds in philly, if you'll notice, MOST of them have a drain line right in front of the property (collects water from roof via gutters, and drains in front of building because that runs into main sewer lines). 

I would like to feel like I knew what I was getting into if I did use private or hard money.

Private lenders are better (IMO) because they offer more flexibility.

What I noticed from my own study of the metrics that the article didn’t mention is pending sales.

Have you sent them the required notice regarding the damages?

We started with a private portfolio & eventually expanded to 3rd party management.

The tricky part sometimes is when the sub-2 buyer then gets an insurance policy under his name, the bank notices and wants to know who you are.
