Law websites like nolo and others have said if the tenant in NJ has made partial payments then you have to give them 30-day notice before you begin the eviction process.

If you announce to people there that you are a private lender, you'll have a lineup around the room to talk to you.

This is an example of private lending which is different than the IRA owning real estate and does not trigger UDFI/UBIT tax.
