First House Hack in Atlanta, Georgia

Like many others here, I caught the real estate bug ~5 months ago after reading Rich Dad Poor Dad. After listening to countless podcasts, reading tons of books, and spending ~1 month analyzing deals, I feel like I'm ready to make my first move. I've owned a home (3/1 ranch) in Decatur, GA for 1 year now. My goal is to rent my current home out and house hack a small multifamily (quad or less) in Atlanta, GA.

I've been working with a real estate agent to establish FMLS searches, etc., but the Atlanta market is one fire right now. I'm looking to find a value-add deal where I can largely subsidize my living expenses with my tenant's rent.

Any ideas on how to find deals outside of a real estate agent/FMLS, specifically in the Atlanta market?

@Walker Meadows as you know this is one of the hardest parts. I’ll give you a tip that worked for me. Talk to as many local agents as you can, not ones in huge companies but smaller brokerages in certain areas. I found one in the Decatur area that was very well connected and I took her word for it. She’s an older lady that knows how to talk and get off market deals. Some agents are well connected and have deals coming daily and if you prove to them your worth doing business with then they will share deals with you. I don’t ask for any lower agent fees when selling and she gets paid when I buy so it’s a win/win.
