I am looking at setting up a program for helping people do turn-key rental properties, and I am wondering what people are looking for exactly when they are looking to rehab properties and and rent them out?

If not, change the locks and only give the tenant you suspect is allowing entry the key (without them knowing they're the only tenants with a key).

Turn key or are you willing to hunt the deal down and do some rehab?

Building partnerships is very key in this business.

Going forward, I don't intend on being an active agent buying & selling homes, so my question is, short of giving up my license, is there any option to not pay all the quarterly board dues & broker office fees, E&O, etc., but keep the license in some "reduced" status, so I can still possibly reap the benefits of the real estate professional status for real estate investing.

Listed MLS sellers put the real estate agent in the middle of the transaction and that prevents you from being able to discover the sellers true motivation, which is KEY. 

I thought HM .. well even with no sports teams Charleston is booming.. but its mainly inner city and newer construction..North Charleston that is were the airport is.. is transforming and I would see that being an area the article is talking about.. one downtown strip in N Charleston just since I started investing there has gone form board up to about 10 restaurants  a few brew pubs and brought inner city out to what was an area the locals thought of as a poor area.. 

The key is to just do it and keep doing it!

How do you utilize it, what platform do you use, and what key words do you use to market?
