I am looking at setting up a program for helping people do turn-key rental properties, and I am wondering what people are looking for exactly when they are looking to rehab properties and and rent them out? What is your criteria? What pain points have you ran into working long distance?

From what I've seen, most out-of-state investors who struggle with turnkey struggle because either 1) the properties are in a bad area or 2) the management is poor. I would say the biggest issues they face are matters of trust and also providing quality property management.
