Look at where you stand, make goals for now and later, and kick off small to mix things up.

As for doing it myself, I live overseas so I am really looking to be as hands off as possible.

Do you want to be more hands off with just a TOH (Tenant Owned Homes) park or are willing to get in the weeds a bit more with POH (Park Owned Homes ie rentals) park or even maybe a mix of both. 

That may be, but Chicago and Cook county are EXTREMELY tenant-friendly hell holes as far as landlords are concerned.Don’t move to a place because of its laws.

I've heard good things about Oklahoma, but it is very far from CA and I personally wouldn't bet on very speculative developments across the country.

I love this field so far and real estate is what I'm passionate about.

Because if not, now you are reliant on contractors and such, and there is a significant learning curve in this industry just around how to manage them and not get exploited or ripped off.  

It felt very cult like and put me off massively.

We've had really good bang for buck value with Zumper as far as ILS goes.We also bought a matterport camera and create a virtual tour of each available rental which creates a nice interactive way for prospective tenants to see a space and get an idea for its layout before touring.We use Appfolio for management software and it pushes the listings automatically out to any ILS who will listen which has been a huge help not having to list the same property on multiple sites.
