We have at least three agents that work with investors at every single meetup event.

For networking I would suggest going to BP events and seeing what is local.

I plan on attending local real estate events to network and get my feet wet.  

In any event, I feel I'm willing to take the risk...so long as there are no other major reasons not to have the check to the "pending" LLC...

@Dan Linger find a market with double digit net caps, find a team and let them handle. 

You put up the down payment and take care of the mortgage (with help from roommates), they would just share ultimate responsibility in the event of default (so not a commitment to be entered into lightly..).
