I believe there will be a lot of challenging and pressing times.

Metal stairs are doable, but I've now talked to 3 different contractors and all of them have given me the cold shoulder. 

I'm wondering if the IRS has ever pressed someone and said "Come on, there's no way you spend 750 hours a year managing XXXXX number of units".

Either way, you do not want to pour in two separate pours as that creates a cold bond between the two pours and that will never be stronger than a monolithic pour.

In pro business states only maybe 30% of businesses were shut down as larger types were considered essential.So a lot of it is politics and who is running the state, county, city and their views on the virus, etc. as to what controls to put into place.In addition eating outside it matters if you are talking a cold belt or warm belt state.

I would recommend cold calling and looking for deals off-market.

For a little while now I have been cold calling local multifamily properties. 

Variable rate keeps penalties low low low (3 months interest) and usually if you refi with be be same lender they’ll cover that if you ask and press a little.
