Make sure the cash flow is secure with high quality tenants.Eliminate all personal debts.Secure your personal income streams (work / education / skill development) for yourself and your family.Leave yourself a cash emergency fund that can cover a year's worth of all personal and real estate expenses.These first few properties should be completely paid off.

Bulletin boards at area Board of Education, Nursing Homes, Senior Centers, etc... to get those workers to knock on your door.

Hello all.I llive in the Dallas area, more specifically McKinney, & have been in search of a investor Club/mentor/educator in the area that isn't a ridiculous drive and is a reasonable price.

You took advantage of the tax laws that you can only use once, then educated your children so they know how to do the same.

I am on the forums to educate myself not only as an investor but as an agent.

Onto the point...On each end of the spectrum you have "newbs" who jump into REI with no regard for the risks and without nearly enough education, just waiting to get burned...then you have those (like myself) who have spent years reading and learning but can't seem to take the leap, for fear of getting burned...HOW do you know when you're ready to get started?
