Educate yourself before you make any significant investment decisions. BiggerPockets is a great place to learn. In addition, there are also many fine investment clubs, and I would have to think there are a few in your area. You can search on meetup.com for investment clubs in your area. Many clubs, whether they are in your area or not, will offer webinars that you can attend to learn about the various aspects of real estate investment. @Minh L. is correct - you don't need to pay anyone to gain a quality education - there is plenty of quality educational material available. If you need help finding it, just let me know.
I also strongly agree with @Jeff Greenberg: consider passive investments, particularly while you are learning. There are many high quality passive real estate investments avialable, and reduce the risk for you. A good real estate fund manager can provide you a safe, collateralized 10% to 12% annual return on your funds, year in and year out. That tough to beat on active real estate investing until you know what you are doing.
