Then they lower it a little (still not enough meet on the bone for an investor) But in my opinion, I think they are trying to get home buyers to bite on the properties before they decide to sell at investor purchase prices.

The strictly legal answer is that you must apply your criteria evenly to avoid accusations of discrimination (i am not a lawyer). The most important part of this is applying criteria when you offer a specific property at a specific time.

Sink Damage from Tenant

Quote from @Kevin Sobilo: My leases state that any monies owed are payable "as rent" so that if they do not pay that damage bill I can simply choose to evict them for "unpaid rent" which is simple and cookie cutter.FYI this is not legal in Colorado. https://leg.colorado.gov/bills/hb23-1095 prohibits "A provision that characterizes any amount or fee set forth in the rental agreement, with the sole exception of the set monthly payment for occupancy of the premises, as "rent" for which all remedies to collect rent, including eviction, are available"As for the $600 faucet... it sounds like you just called up a random plumber and told them to install a faucet.

Most the deals I analyze don't meet my buy criteria, so I just move on and wait for something else, so if you're getting discouraged at first just keep in mind that it can take some time to find the right deal.
