I do my own property management and have bought “nice” property that doesn’t require a lot of “headache” maintenance such as leaky toilets or dripping faucets that I get calls for in the middle of the night.

After the demo day, and 2 others of work being done they are demanding that we put the toilet and sink back in so the bathroom is usable, and to stop all work until they move out or they will not pay their last month's rent.

If the toilet wasn’t working/flushing, I would think it would depend on what the cause was. 

A couple of weeks ago the tenant called about toilet backing up.

There was a water damage in upstairs bathroom with toilet leak.

. $25 per month per unit might cover 1 plugged toilet per year but no reserves, I use 5% for repairs.

Sometimes those can be substantial, especially as you will be managing 3 tenants' sinks, toilets, disposals, etc.
