Tenant refusal to pay rent during necessary repairs
During the deep freeze in Feb the pipes burst in the secondary bathroom of our 2br/2ba rental property. The insurance claim process took a month to resolve and pay, and then our contractor wasn't available to start until a week ago. Throughout this process we've provided regular updates to our tenants, and as the bathroom is one they "never use" (per their email) they were very cooperative and understanding until now. Their lease is up the end of May, and they had asked up to consider waiting to do the repairs until they moved out as they work from home. However, as that would mean we'd be out several weeks of rent, and possibly miss our window of contractor availability (thus making it even harder to rent with a busted bathroom), we let them know we needed to get the repairs done asap. After the demo day, and 2 others of work being done they are demanding that we put the toilet and sink back in so the bathroom is usable, and to stop all work until they move out or they will not pay their last month's rent. At this point are 4-8 more days of work left. We have tried to explain to them the reasons for the repairs, the timing, and that if they default we will keep their deposit. But they are pressing on withholding rent "on principle". I am at a loss as to how to resolve this situation amicably and help ensure they don't trash the house on their way out.
