Certain DSCR lenders can also underwrite properties that are going to be utilized as STRs with AirDNA projections rather than market rent which can mean they're underwriting with a higher DSCR, and therefore can increase LTV, and thus less down.

Especially the appraiser issues, appraisers really don't like to move the needle that much on what the last appraiser did unless you have done major renovation which causes the property to not appraise and kill the deal.

I got so lucky back then (3 properties have since gone up in smoke and we were fortunate to have been added as a loss payee/mortgagee before funding so that we were able to receive claim money) and was finally able to get my ducks in a row with the help of a local insurance agent who'd help me establish the right coverage limitations for my market, the project and property type, etc.
