The subtleties of knowing which neighborhoods, which streets and even more important, which renovations make these properties produce the best return is very important and often overlooked when investors are in a hurry.  

Is 80k enough for a renovation this size ?

I have a very basic 1944 house that I've renovated.

Certain DSCR lenders can also underwrite properties that are going to be utilized as STRs with AirDNA projections rather than market rent which can mean they're underwriting with a higher DSCR, and therefore can increase LTV, and thus less down. 

Looking for someone to show me the process in this industry, find a project, secure the project, secure the funds, time lines for project completion variables, time line to unload project, basically how it works or, how you work it. 

Especially the appraiser issues, appraisers really don't like to move the needle that much on what the last appraiser did unless you have done major renovation which causes the property to not appraise and kill the deal.

So, my questions are:1: Does anyone have any thoughts on the Dayton market and the projections for the foreseeable future?

I have renovated most of it  (new hardwood floors, removed walls, paint, new banisters, furnace, roof, HVAC, cabinets, appliances) with some minor things to still do.

I'm in the process of studying to obtain my real estate license, but I'm eager to dive deeper into the world of real estate, in particularly interested in learning hands-on skills related to home renovation and remodeling (Fix&flip)I believe that the best way to learn is through practical experience, so I'm hoping to find someone in the industry who would be willing to mentor me or provide on-the-job training.

I got so lucky back then (3 properties have since gone up in smoke and we were fortunate to have been added as a loss payee/mortgagee before funding so that we were able to receive claim money) and was finally able to get my ducks in a row with the help of a local insurance agent who'd help me establish the right coverage limitations for my market, the project and property type, etc.
