I would always say that it is always depending on the price range of properties you're looking at. 100k or less 65%101k-500k 70%500k or more 80%This seems to be the industry standard to me right now to me.

My average price range is $35,000 to $45,000 in my area that will get you a starter home in a  nice area.

Me and my wife have been looking for properties in the 250-300k range.

I have been looking for buy and hold multifamily unites (2-7 unit range) in saugerties, kingston, and just recently Albany.

If you still get no other properties widen your search criteria and date range. 

Looking at a price range up to $150K, seem to find plenty of options but I am not sure the areas to really focus on.

Get a 250-300k~ range house with 20% down payment.

Assuming you need new roof, repair all termite damage and re-drywall, replace all tile due to cracking, probably remodel bath for a few $k, landscape and paint outside you are probably in the $18-25k range using contractors.  

Lots of demand at my lower price range, $80k ish and $750 to $900/mo rent/mortgage payment range.
