I've found that talking to people "in the game" has taught me more than any course I've ever paid for and you make friends in the process.

If they want to play the game and have an extra 5 days to pay, fine, but don't be upset when that time comes when you screw up and I want an extra $35.

I am new to the investment game and a am more inclined for my first investment to be out of state.

What are your go-to games? 

I'm playing the long game with this one, and I intend to rent for the duration of the mortgage (30 years).
