As a new investor I would strongly recommend staying local to you where you can physically touch the property.

If the property doesn't meet the VA standards, then you won't be able to use VA and will have to pivot to a much less advantageous loan product like a commercial, etc. 

I'm interested in hearing what others are planning because I'm at a total loss.I have a digital marketing business that focuses on realtors and last week I had no problem selling leads and appointments.This week everyone is saying that they don't want to invest in appointments because they don't know if they will physically be able to show houses because of quarantines or lock-downs.I can't fault their logic so I'm looking for a way to help them in the meantime.

Usually a problem with the property physically or a problem with the seller that requires a quick sale.

How do you manage properties remotely if the need arises for an individual to physically go and see a tenant, say for example, they don't pay rent and stop taking your calls?

@Frank Wong Waiving inspection should only occur for experienced buyers or brand new product where a warranty is provided.

A good person should be able to give you a close estimate without having to physically see a property.
