Over the years I've been involved in spec building projects of houses, small office parks, office/retail condos, etc.

If you are setting aside funds for capex, taxes, insurance, or other expenses that don't occur monthly, transfer those funds to Savings each month and hold them there until it's time to spend them.

If the property is over $100k value, and the loan ask is over $75k you can qualify for a DSCR loan with no seasoning required as long as you put $10k in rehab.  

@Fred Haas unfortunately I've heard that story too many times over the past 17 years.

They were conversating on how they didn’t have anything to spend it on and it was just going into savings.

Honestly, I wouldn't sell it, I'd keep it, buy another similar property and repeat that process over and over.

Either way, I don’t think you can go wrong buying in either area over a 10 year span.

With this T12 I am suspecting the apartment wasn't fully occupied in the preceeding 12 months, hence the low rental income.I am very concerned with over 40% operating expense.
