After a lot of research I have narrowed in on single family homes in the Memphis, TN market and have been talking to Turnkey providers and loan providers. 

When we calculate the ARV we narrow the search and comps.

I'm trying to get a general overview of each major area in Utah so I can start narrowing my search for a good area for house flipping and eventually for multi-family rentals. 

IE who tells you the best numbers.. keep in mind rental returns Or cap rates price for risk. determine your risk profile and then you can narrow down .. 

If you get pushback on deposit or background/credit fees move on, they probably can't afford to live there, save yourself a headache.Once I narrow a couple ppl down after showings, I'll actually set up a Meetup individually for a coffee.
