Does anyone have experience with direct mail marketing as both a Realtor and Investor? 

I'm open to consider the potential for growth in different markets.

This just might be my opinion but at this point even if you're out one months rent which definitely sucks it may just be easier to start showings.I don't know what the L/T laws are in your county/state but perhaps send a notice to the emergency contact with something to the effect of pay or quit with an option for a release out of the lease and be done with it. turn over this unit and get it out on the market again.

This is why landlords, especially mom-and-pop landlords, need a reliable way to vet applicants in risky markets like Baltimore.  

We are currently only operating in a handful of markets (Kissimmee, PCB, Maui) but best of luck with your search!

Can you build a team local and in an away market--yes.  

Just curious if the numbers look right to experienced wholesalers before I lock it in...Let's assume the property is in a healthy market area and that my ARV is correct...

If you're planning to invest in another market/out of state, you want to really understand the market.

When most of the agents in a market are charging 6%, with the rare 5%, it’s pretty hard to negotiate as a seller.
