IMO the best investor contracts are short and simple enough so as to not be intimidating to sellers, but comprehensive enough to include all the necessary buyer protections and local requirements.

None of our rentals have that so it's not worth pursuing.We see new builds with garage ADUs all the time.

I would not, if it were me, let my parents sink all their free and clear equity of their primary into a fix and flip.

Are pretty much all DSCR lenders negotiable?

I have a lender, I would work with the same law office as previously, I have an insurance agent, I would find a home inspector, I would coordinate with the lender on the assessment - I feel quite capable of managing all of that. 

I recently hired them to handle all my cold calling marketing acquisitions and dispo.

Closest would be an AI Caller that reaches out and follows up with motivated seller leads (opt in only) to see if they're interested in an all-cash offer on their home.
