. :) (I'm rarely in the city when I'm not working)Eventually I can see myself scaling out to LTRs and hiring a property manager so I'm no longer putting in the amount of work/oversight that I currently am, but that will only come once I've hit my cash flow goal to replace my income; I enjoy interacting with my guests (most of the time) and it's not too time-consuming.I've taken a different approach than Tim has with my properties - I'm buying smaller ones, with a smaller up-front investment and (moderately) higher COC, but the trade-off is I have multiple properties to manage in order to achieve the cash flow Tim's getting with one.  

does a PM handle the day-to-day rental operations and let you spend your time in other (more enjoyable)  pursuits...Yes.

I'm grateful I did all those functions for some period of time, b/c I have a baseline understanding and built my systems to support me stepping back from those activities I didn't enjoy.  

I still enjoy following on forums and podcasts, and keep my pro membership active.

Take advantage of the strong sales, buy multiple properties somewhere else, and enjoy the gift.

Even with a relatively weak euro or dollar, one can enjoy a pleasant lifestyle.

Considering these are massive investments that have significant importance to me, I enjoy the time I spend managing the fruits of my labor and ensuring my growth.
