:D).I plan on attending law school (not sure yet of specialization, but I will be pursuing something in financials: tax, capital markets, investment banking, REITs, etc) beginning 2014, and consequently, have a "gap year" to build experience (any productive kind) and possibly earn some modest cash to put towards (near)-future investments.

I use my extra money and borrowing ability to buy cash flow rentals out of state that actually really cash flow as opposed to a maybe break even asset that my only hope is for the market to trend up and is based on what someone in DC decides to do that effects the economy as a whole, or what 1 million other people in my local metro suddenly decide that pushes value one way or another.

What I do now is put bids in like I stated earlier Wednesday and Thursday so they can be accepted so I can the extra two days on the weekend to show my cash buyer and if the buyer doesn't want it cancel my bid before going under contract, no more stress!
