The new part is this:  The lender piece has been disrupted by Corona and funding for all of those lenders in that segment; Lima One, Velocity, Sprout, Finance of America Commercial, Silver Hill, Athas, Lendsure, Citadel, US Commercial to think of just a few off the top of my head; has stopped. 

Sometimes that last part is the hardest.  

The risk tolerance part is what I was gathering.

This not only saves time but provides convenience to both parties.

The best part is this legal residency doesn't need to be updated every time you move so once you find a very tax friendly state then keep it. 

This would be the most appealing alternative to all parties involved.

There are environmental policies that can cover third party claims for property damage and bodily injury.

You might still get some interested parties if you start looking now but the question is are you comfortable with showing your unit at this time if people want to see it? 

Since HUD is a third party in these leases, you need to know who these people are and in what standing is the lease with HUD so you get paidHope that helps fill in some of the blanks!

Because of the uncertainty of the market I pushed the envelope further to request an additional 5 year extension option with a higher interest rate to help protect both parties.
