It is littered with folks with little or no real estate training outside an overpriced one day seminar; those that don't disclose to both parties the risks of double-closings - or even that there will be a double closing; non-refundable "deposits" in addition to Earnest Money Deposits; absurd ARVs and comps; wild *** guesses for repair costs; offering MLS listed properties to unsuspecting newbies; etc, etc.

More and more, our guys are implementing CRM systems to better track their leads and automate much of the follow-up.There are inexpensive web-based CRMs like Zoho (https://www.zoho.com/crm/) and Podio (https://podio.com/) but you'll have to do a lot of customization.REIMobile (http://reimobile.com/) is a decent low-cost solution (from Lead Propeller) that is already tailored for RE investor processes.And don't forget Top Producer (http://www.topproducer.com/) which is used by many agents & brokers.
